From 9.1.2012 it is now mandatory to issue an Energy Performance Certificate (EPC) for the lease of parts of buildings (eg apartments), with an area greater than 50sqm. But what is the Energy Performance Certificate (EPC)?
The Energy Certificate is the certificate of classification of buildings in energy classes according to the needs for heating, cooling, lighting, hot water, etc. Based on the KENAK (Energy Efficiency Regulation of Buildings) is determined the manner of conducting energy inspections, through which are classified in 9 categories from H to A + and are valid for 10 years. After 10 years, the certificate must be renewed if a notarial deed or new lease is to be made.
Who is affected by the PEA
The Energy Certificate is mandatory for the purchase and sale of real estate with an area equal to or greater than 50 sq.m. but also for those who want to join a financial project to upgrade their home. From 09 January 2012, the energy certificate (PEA) is necessary for the rental of real estate with an area equal to or greater than 50 sq.m.
